A Better, Stronger, Well-Run Community

  1. Resilient Financial Health & Stability
Focused on maintaining a robust reserve fund, optimizing costs to minimize maintenance fee increases year over year, and ensuring transparent, accountable financial management. This approach positions Ice as a strong, well-managed community, enhancing confidence for both current owners and prospective buyers.
  2. Robust Property Management
Implement a high-capacity management team equipped to run our two complex buildings with accountability and expertise while collaborating with the board to ensure timely completion of audits and AGMs.
Expect a management team that responds to owners requests, calls and e-mails promptly when owners contact management.
  3. Improved STR Operations
Establish a fair, reduced Short-Term Rental (STR) fee structure that covers the true cost of incremental security, wear and tear, and offers valuable services for STR owners, including on-site luggage storage and a separate dedicated check-in desk, away from resident concierge desks.
Goal is to never be above the City of Toronto MAT tax (Currently 6%)
  4. Professional Concierge, Security, and Seamless Operations
A polished front-of-house experience supported by skilled concierge staff and top-tier security personnel, complemented by smart maintenance, proactive scheduling, and vendor management to ensure the safety, comfort, and smooth day-to-day functioning of all residents and guests.
  5. Enhanced Infrastructure
Modernized elevators, refreshed amenities, and resilient building systems that support long-term reliability, comfort, and property value. Re-initiate the elevator modernization program to ensure reliability and to make sure the elevators meet the unique demands of ICE.
  6. Strong Brand & Community Reputation
Re-brand and rebuild our buildings’ reputation across the community, real estate agents, and social media by investing in consistent presentation, better communication, and a clear identity so our buildings are viewed as high-value, desirable, and prestigious places where people want to live.
